Excellent post! Got here via the Shoupistas. One suggestion, you may want to come back mid-/late-December before Christmas. Empirical research from Urban Land Institute (Shared Parking) and ITE has shown worst-case (highest) demand often occurs during that period (though of course you wouldn't want to use those numbers either as a basis for total parking supply). One factor that may be at work this year: demand is being shot on Friday afternoon when some demand has shifted to Thanksgiving aft/night/early AM Friday given more stores are offering "doorbuster" deals during those times. Some stores have also reintroduced layaway, which allows one to initiate a holiday purchase even before Black Friday. All of which of course reinforces that zoning parking codes are outdated given current retail trends and often don't consider shared parking at multiuse sites which could reduce the overall parking supply need.
